Fees

Due With Application

• Application fee: $50 per applicant 18 years or older.
• Administrative fee: $199, due within 48 hours of application's approval.
• Proof of income: two recent paycheck stubs or W-2s.
• Government issued photo ID, i.e. driver's license, passport, etc. 

Note: We require that applicants earn 3x rent in one month.

Due at Move-In

• Prorated rent for your first month.
• Prorated trash for your first month.
• Non-refundable credit risk fee: $150 to a full month's rent pending approval.
• Proof of utility accounts with Riviera Utilities and Baldwin EMC.
• Proof of renters insurance in the amount of $100,000 from any insurance company. ResidentShield preferred.
• Any applicable pet fees.

Due Monthly

• Trash: $25 per month.
• Pest control: $5 per month.
• Renters insurance: $5 per month through ResidentShield or choose your own policy.

Personalized Add-Ons

• One-time pet fee: $300 for first pet, $200 for second pet.
• Pet rent: $15 per pet per month, two pet limit.
• Garage: $125-$150 per month.
• Covered parking: $25 per month.
• Covered boat, trailer of RV parking: $75-$100 per month.

Situational

• Rekeying: $75 per occurrence.
• Replacement key: $25 per key.
• Early lease termination fee: full month's rent with 60-day notice.
• On-site transfer: $500.
• Late fee: $100 on the 6th of the month plus $10 per day thereafter.
• NSF fee: $30 per occurrence.
• Master policy renters insurance: $25 per month until in compliance.
